What to Expect During Your Roof Replacement

You’ve done your due-diligence, researched local companies and received estimates. The contract is signed, so now what? For most of us getting a roof replacement is a once or twice in a lifetime event. If you haven’t had this experience before you probably have a lot of questions about what to expect. Here are a few guidelines and preparations that you should be aware of to be comfortable with the process, but please let us know if you have additional questions. We will be with you every step of the way to guide you through it!

Elite Roofing Preparations

Site Protection – We will do a walk through with you prior to job commencement to review any areas that may be of concern and answer questions about what items should be tucked away for safe keeping. We will cover and protect and base plantings close to the home but all other items should be removed. Please advise us if you have a sprinkler system with heads that could also be impacted.

Notifying Neighbors – We typically contact the two adjacent homeowners to let them know the project start date and duration, alert them to the noise factor and answer any questions they may have.

Gutters, Shutters, and Screens –
 Precautions are taken to prevent damage to your gutters, shutters and screens but in the event something is damaged we will take action to repair or replace these items promptly. During our initial walkthrough we will note any areas of existing damage and discuss these items with you prior to start.

Supplements and Change Orders –
 Unfortunately, we are unable to accurately predict or estimate every variable perfectly every time. In most cases there are variables that are not known until the existing roofing materials have been removed. In the event we have to request a supplement, which is a discrepancy between the insurance company’s cost breakdown to our estimate, or process a change order, we will promptly communicate any changes in the price or scope of work to you for review. Supplements are very common and protocol within the roofing and insurance industries have been established to work efficiently with minimal impact to the work schedule. Some examples of supplement and work order changes include:

  • Requests for additional materials like missing flashing or decking material replacement due to wood rot

  • Siding repairs

  • Chimney repairs

  • Repairs/changes to gutter systems

  • Insulation

  • Ice and water shield

Materials Delivery – Materials will be delivered up to 24 hours in advance if not the day of installation. These are usually dropped on the driveway to reduce obstruction of neighboring traffic flow, please let us know if you have any concerns or special instructions prior to the start date.

Weather Delays – Inclement weather may force delays in our production schedule that is beyond our control. We will notify immediately of any changes to your scheduled project dates and work with you to schedule backup dates as needed. Please allow 2-5 days for installation and all site clean-up, depending on project scope.

Clean-up – We will perform daily clean-ups to remove and safely dispose of debris and equipment. This can take a couple of sweeps to fully get all of the little bits that come off the roof tops but your property will be returned to its original state. Please be aware that is common to find roofing nails, felting and wrapping during this process.

Warranty Information – You will be given a warranty packet with information on coverage and how to file a warranty claim if necessary. Warranties differ by manufacturer, and in some cases depending upon the type of system you choose, we will file the warranty paperwork on your behalf.

Homeowner Preparations

Construction Zone – Please be aware this is an active construction zone so please take precautions when entering or exiting this zone. It is also advisable to please keep children and pets away from the work area at all times. Depending upon job scope, the replacement can take anywhere from 2-5 days and will be mildly to moderately disruptive to inside activities.

Noise and lots of it! – The removal of the existing roofing materials is a noisy endeavor and can be a little unnerving. There will also be varying levels of noise throughout, but this is completely normal and part of the overall process. If you have family members or pets that are sensitive to loud noises, or for those folks that work from home, we recommend spending some time away while the job is happening.

Protect Landscaping and Outdoor Furniture – We will take precautions to cover/protect all shrubs and plantings close to the home that could be in the ‘impact zone’ from falling debris. Please remove all non-stationary items from around the house such as potted plants, patio furniture, grills gardening equipment and yard décor. We will do a final walk through prior to the start of the job to make sure all items are safely tucked away.

Protect Unsecured Items – On rare occasions vibrations from the removal of old roofing material and construction work may cause items inside the home to shift, slide or fall. We recommend removing any valuable items that may become unstable during this process such as pictures, mirrors or décor items on shelves. Typically, the floor directly under the replacement is the most susceptible to this.

Attics and Garages – Debris can fall through spaces in the roof decking so please remove or cover any vehicles or personal items that might be at risk of being dirtied or damaged by falling debris. Elite Roofing & Restoration is not responsible for the removal or cleaning of these items.

Satellite Dishes – Please make arrangements with your service provider to have the satellite dish reinstalled post roof installation. Per the request of the service providers, we will remove and loose-lay the dishes on the roof for their access. Reinstallation could take a short period of time depending upon scheduling in your area so we will work with you to gauge the best time to make the service appointment with your carrier.
