What to Watch Out For When Buying a Home

It’s no secret that real estate is booming right now. Home values have gone up tremendously and it's in the high gear of a seller’s market right now. Buyers are paying over asking price and overlooking many aspects of the home purchase process - eliminating and forgetting about previous standards that were once commonplace.

With that being said, people still are - and should be - paying close attention to the condition and age of the roof of a potential home. Think of it as the oxygen mask on an airplane: you must ensure you’re taken care of before you can take care of anyone else. The same applies to the roof of your home. To ensure the rest of the house is and can be saved, ensuring the roof of a potential buy is sturdy and problem areas are addressed will help eliminate other issues down the road.

White you’re on the search for a new home here are some things you should look for and ask about the roof:

Streaking. If you notice that there are vertical streaks of color along the roof, it’s a sure sign of age and the need for a thorough inspection that will lead to either repairs or a replacement.

Ventilation. Maybe there’s a new roof already installed on a home you’re looking at. Great! Be sure to ask about the ventilation system, though. What’s going on underneath the roof is just as important as the roof itself.

Age. Be sure to ask how old the current roof is. Is it original? Has it been replaced and if so, when? Check out our pros and cons of different roof types to learn what ages are appropriate for different roofing systems.

Water damage. For this checklist item, thoroughly inspect the interior ceiling on the top level of the home. Do you notice any discoloration? Any waving in the drywall? These are signs of water damage that could have come from a faulty shingle or damaged roof.

Excessive waterfall. Try to drive past your potential home while it’s raining. Are there any areas where an excessive amount of water is falling off the side? This is an indicator that there’s some damage that can lead and most likely is leading to leakage.
